In the case of this home in Foster City, the owner had a 10-year plan to stay and then sell when he retired. He wanted to make sure that he was prepared when the time came to sell the home, rather than put himself in a state of panic in the future. He called us to perform a foundation inspection. Our Structural Consultant, Jon Burk, noted rusted rebar protruding from the stem wall of the foundation at the garage, more than likely caused by oxidization from moisture finding it's way through the concrete, a symptom of many homes that were built so close to the ocean. It was determined that the best solution for repair was to entirely replace the right-side foundation of the garage.
The total amount of foundation that was removed and replaced was 20 feet. Now the homeowner can rest assured that his garage is in good shape, and that there is one less thing he has to worry about when it's time for his next adventure.
