Project Overview
Foundation Repair of CA was called to address a critical issue in a residential property in Tracy, California. The home had an addition that was sinking, leading to significant structural damage. Visible cracks were present in both the interior and exterior walls, and the concrete pathways around the house were also affected, showing extensive cracking and uneven surfaces.
Solution
Problem Assessment
Upon arrival, our team conducted a thorough assessment of the property. The primary issues identified were:
- The addition to the home was settling unevenly, causing structural cracks.
- The foundation of the new addition lacked adequate support.
- Cracks and uneven surfaces in the concrete pathways presented tripping hazards and potential for further deterioration due to water infiltration.
Proposed Solution
To address the problems, we proposed a multi-step solution:
- Foundation Stabilization: Install 8 push piers to secure the foundation.
- Foundation Lifting: Use a hydraulic lift system connected to all installed piers to attempt lifting the foundation back to its original position.
- Additional Support: Install Angle Iron (6"x6"x 3/8" additional steel) at the footing of the foundation as per the engineer's recommendation to offer extra support at the pier bracket locations.
- Concrete Pathway Repair: Utilize the PolyLevel System to lift and repair the concrete slab pathways around the home, eliminating tripping hazards and sealing cracks to prevent future water damage.
Implementation
- Push Pier Installation:
Our team installed 8 push piers at strategic locations around the settling foundation. These piers are designed to provide long-term stability by reaching down to load-bearing strata deep beneath the home. - Hydraulic Lifting System:
Once the piers were securely in place, we connected a hydraulic lifting system to each pier. This system allowed us to gradually and evenly lift the foundation, reducing the risk of further damage during the process. - Angle Iron Installation:
As recommended, we installed Angle Iron at the footing of the foundation. This additional steel provided robust support at the pier bracket locations, ensuring the long-term integrity of the repair. - PolyLevel System for Concrete Pathways:
For the damaged concrete pathways, we applied our PolyLevel System. This involved injecting a high-density polyurethane foam beneath the concrete slabs. The foam expanded and lifted the slabs back to their original level, effectively sealing the cracks and preventing future water infiltration and damage.
Outcome
The project was completed successfully. The foundation of the home’s addition was stabilized and lifted, eliminating the structural cracks in the walls. The concrete pathways were leveled, cracks were sealed, and tripping hazards were removed.
The customer now has a safe and stable home, with enhanced support for the foundation and improved longevity for the concrete pathways. Our comprehensive approach not only addressed the immediate issues but also provided long-term solutions to prevent future problems.
