Polyurethane Leveling

Challenge

A walkway for an apartment complex had started to sink due to a broken water pipe in the sprinkler system. After the walkway started to sink from wet soil, animals burrowed around the slab and displaced even more of the soil. This caused the walkway to crack in the middle as the slab split into two and sank even further down. This created a severe tripping hazard in four different places, and is completely different from the typical leveling jobs that the polyurethane crew completes. To make matters worse, due to the tilt from the concrete slab, the other end of the slab lifted up, and soil was pushed under it, preventing the slab from being tilted back down to its original position. The apartment manager was concerned with the tripping hazards and wanted to prevent anyone from falling down and hurting themselves. Fortunately, the manager called Foundation Repair of California. 

Solution

After a free, no obligation estimate, we were ready to transform this broken and twisted walkway into a straight and leveled path. We wanted to be sure that the walkway wouldn't just be fixed, but also have the underlining issues solved to prevent this problem from ever happening again, and this required the polyurethane foam to level and stabilize the slab and silicone-based caulking to both seal the joints and cracks from allowing any water from compromising the soil and to make the slab look a lot nicer by removing the look of cracks.

First, we used the heavy duty "slab jack" to jack the slab downward and therefore give us access to the soil underneath the broken slab. Once we have access, we were able to then dig the soil out from underneath to allow the slab to be able to be tilted back to it's original location.

Secondly, we used metal stands to rest the slab jack on to allow the slab to be tilted back where it belongs. This is the most dangerous step as the slab is hanging off the ground, only being supported by a little bit of dirt near the other tilted side and the slab jack. 

Third, we used the polyurethane gun to shoot foam uderneath the slab to support it. Once the slab is resting on the foam, we were able to lift it more by drilling holes and injecting the foam in the center of the slab. After the slab was completely lifted to its original location, the Nexus Pro caulking is used to seal the cracks and joints.
