Why The Door Wouldn't Open: A Foundation Repair Mystery Solved in Pleasanton
Challenge
Before finding us, the owner of this home was convinced that he needed to replace his front door. He couldn't figure out why the door kept sticking and why it was so hard to open and close. He told us about a time when he had woken up one morning to find the door wide open because it wasn't closed properly the night before. He had even scheduled an appointment for a Door Contractor to give him a quote for replacing his door. The Door Contractor was nice enough to alert the homeowner to the fact that the problem was more than likely coming from his foundation.
Solution
After finding us through the internet, our Structural Consultant Division Manager, Steve Conner met with the homeowner for a free evaluation of his property. During his investigation, Steve found several areas that showed signs of differential settlement. Several of the existing steel support posts that were tasked with keeping the floor level were disconnected, allowing the floor to sink. The front entranceway of the home was leaning and a portion of the adjacent garage wall had a gap at the top.
To solve this issue, our crew replaced 7 of the disconnected steel support posts with brand new SmartJack Adjustable Steel Posts. Then they installed 4 Concentric piers to lift and stabilize a spread footing within the crawl space to further support the floor. To top it off, they installed 3 Push Piers to lift and stabilize the garage wall that was sinking, and 1 Helical Push Pier to lift and stabilize the portion of the front entranceway that was lighter in weight.
