Overview

A homeowner in Dublin, CA, was experiencing significant foundation settlement due to moisture accumulation in their crawlspace. The effects included uneven floors and buckling flooring, prompting the homeowner to seek a solution from Foundation Repair of CA.

Solution

Project Scope

To address the foundation settlement and associated issues, Foundation Repair of CA implemented a comprehensive repair and preventative maintenance plan, which included the following:

1. Foundation Support with Push Piers:
• Excavation and Installation: We excavated the area to install push piers using low-profile galvanized brackets. These piers are essential in providing long-term support to the foundation.
• Annual Maintenance (Care Club Membership): To ensure continued stability, we recommended our annual service maintenance plan. This includes a floor elevation survey of the foundation, main beams, and point loads. Additionally, our service technician will annually evaluate any cracks in the foundation and walls, sticking doors and windows, and sagging floors.
2. Hydraulic Lift System:
• We installed a hydraulic lift system connected to all installed piers. This system was employed in an attempt to lift the foundation back to its original position, correcting the uneven floors and buckling flooring.
  
  
3. Water Management Solutions:
• SmartSump Pump System: We installed a SmartSump pump system equipped with a liner, cast iron pump, CleanPump stand, airtight lid with an airtight floor drain, WaterWatch alarm system, and a discharge line to effectively manage water accumulation.
• Drainage System: We excavated for and installed a black, 3" corrugated pipe with a sleeve surrounded by 3/4" rock within the crawlspace to capture water and direct it to the sump pump for discharge.
  
  
4. Crawl Space Encapsulation:
• CleanSpace Liner and Tape: We wrapped the bottom of the pier post assemblies' concrete pier section with CleanSpace liner and CleanSpace tape to create a sealed environment within the crawl space.
• CleanSpace Liner: We installed a CleanSpace liner over the ground surface and up the foundation walls in the crawlspace area, ensuring a comprehensive seal.
• Drainage Matting: We placed drainage matting under the CleanSpace liner on the soil surface within the crawl space. This matting allows water to flow around its dimples, protecting the liner from rips and tears.

Outcome

The implementation of these solutions effectively addressed the homeowner's foundation issues, stabilizing the structure and preventing further settlement. The SmartSump pump system and drainage improvements successfully managed moisture accumulation, mitigating the primary cause of the foundation settlement. The crawl space encapsulation with CleanSpace liners and drainage matting ensured a dry and stable environment, protecting the home's foundation and flooring from future damage.
