A homeowner in Monterey, CA, was facing a series of structural and moisture-related problems. Over time, they began noticing significant cracks in both the interior and exterior walls of their home. The floors had started to sag, moisture was building up in the crawlspace, and they were having issues with doors and windows sticking and not functioning properly. Problem Identification:

Upon thorough inspection, our team confirmed that the home was experiencing foundation settlement and crawlspace moisture issues. These problems were contributing to the cracks, uneven floors, and improper door and window functionality. Additionally, the moisture in the crawlspace was creating unhealthy conditions that could lead to mold growth and further structural damage.

Solution

To address the homeowner's concerns, Foundation Repair of CA developed a comprehensive foundation repair and crawlspace encapsulation plan. The following steps were taken:

Foundation Stabilization:

We excavated and installed Crawl Space Push Piers with low-profile galvanized brackets to support the foundation.
A hydraulic lift system was connected to all installed piers in an attempt to lift the foundation back to its original level.
Additional Push Piers were installed to support other sections of the foundation as outlined in the job drawings.
After installation, the affected concrete sections were removed and replaced, ensuring minimal disruption with a footprint of approximately 2’ x 2’ per pier.

Floor System Support:

We installed SmartJack assemblies to stabilize and level the sagging floor system above the crawlspace.
These jacks were placed on a reinforced, cast-in-place concrete footing to provide the necessary support.

Crawlspace Encapsulation and Water Management:

A SmartSump pump system was installed, complete with a liner, cast iron pump, airtight lid, and WaterWatch alarm system to ensure reliable drainage.
To capture water and direct it to the sump pump, we installed a 3” corrugated pipe with sleeve surrounded by gravel within the crawlspace.
The entire crawlspace was encapsulated using our durable CleanSpace 20-mil liner, which was extended over the ground surface and up the foundation walls to create a sealed environment.
Drainage matting was installed beneath the liner to allow water flow beneath the system while protecting the liner from damage.
A Sedona dehumidifier was installed to eliminate excess moisture, musty odors, and maintain a healthy environment within the crawlspace. The dehumidifier included a condensate pump kit to ensure efficient water removal.

Structural Reinforcement and Insulation:

Existing crawlspace vents were sealed using SilverGlo® rigid foam insulation, creating an airtight barrier while maintaining the exterior appearance.
We repaired concrete cracks by removing old deteriorated rebar, replacing it with synthetic fiberglass rebar, and applying a carbon fiber patch system with epoxy for lasting protection.
Concrete backfill was used around the piers to provide lateral stability, ensuring a secure foundation.

Results:

The project successfully addressed the homeowner’s structural and moisture issues. The foundation was stabilized, the floors were leveled, and the doors and windows regained full functionality. The encapsulated crawlspace created a dry, healthy environment, free from moisture-related concerns. By addressing both structural and environmental factors, we were able to deliver a comprehensive solution that will protect the home for years to come.
