The homeowner called us because he was sick of a smell that he couldn't pin down the location of. Figuring the crawl space was the last place to look, he called us to inspect it. Our salesman, Steve Heaton, who is our main salesman for the greater Santa Cruz and Monterey/Salinas areas, put on his respirator and suit to see what the problem was.
He determined that the home was not well-equipped to keep itself dry during the rainy season. There was evidence that once moisture found its way into the crawl space, it was more than likely to stay.
He drew up a solution:
1) install a vapor barrier to cover the entire area of the crawl space from the top of the interior foundation walls and over all of the exposed earth and wooden posts.
2) install a sump pump with a drain pipe to collect water and divert it to the exterior of the house.
3) install a dehumidifier to keep the crawl space free of moisture-filled air.
