Ms. S called us because a Pest Report stated that her broken foundation was allowing rats to enter her crawlspace. She also noted that her floors were "slanted." When we did our own inspection, we confirmed that the foundation was settling differentially, the main cause of her slanting floors and her cracked stem wall. There was also a dysfunctional sump pump at the exterior of the home that had initially been installed to divert stormwater away from the foundation. Moisture that accumulated near the foundation could have been a factor in the current issues that Ms. S was facing.
Our solution was to install 14 Push Piers directly beneath the foundation, which essentially acted as an extension of the foundation into the bedrock deep beneath the surface. The bedrock was much more stable and allowed the piers to lift the home and prevent it from sinking in those areas. We also installed 21 SmartJack Adjustable Steel Posts within the Crawl Space in order to lift and stabilize the floor. We then sealed three interior foundation cracks with Epoxy and our Carbon Armor Patch. On the exterior of the home, we replaced the existing, failed sump pump with our SmartSump Sump Pump; now storm water will no longer loiter near the home.
