As you can see in the "Before" photo, the home was experiencing Foundation Settlement, thus the very large crack. Foundation Settlement happens when the soil beneath the home moves, and in the case of this home, the soil beneath it was taking a large portion of the foundation along for the ride (Imagine how a bone in the human body breaks and that is what is happening to any home that experiences Settlement).
88 linear feet of the existing foundation were removed and replaced. Look at the beautiful job our crew did. You never would have known that the foundation was on the brink of falling apart.

PolyLevel® is sometimes mistakenly referred to as slab jacking. This concrete leveling product is a two-part foam engineered to expand immediately upon injection beneath a settled slab. Injection holes are much smaller than those required for mud jacking. In action, PolyLevel® expands to many times its original volume, forcing the sunken concrete back to its original level. Within a matter of minutes, the expanded polymer hardens and reaches 90% or more of its final strength. This makes it possible for the restored surface to regain full functionality right away.
Mr. Y became aware of a large crack in the concrete under the carpeting of a rental he owned. They property manager contacted Foundation Repair of CA to evaluate the home and it was determined that a back corner of the home had settled causing the concrete to crack.
Foundation Repair of CA proposed to lift and stabilize the perimeter of the foundation using 5 push piers and then injected PolyLevel under the foundation to fill any voids. The actual job took 2 days to complete.
Martha has always loved to swim in her pool and as a mother, she has always cared for her kids, but, more importantly, she loves when her kids are smiling and having fun. That is why it became such a concern that a portion of her pool deck had begun to sink down and create a tripping hazard. Because summer was coming within the next two months, she became increasingly distraught at the thought of her children and their friends playing in the pool, only to trip, fall, and scrape their knee, or worse, break a bone.
Fortunately, Jim Palamedas was able to evaluate the issue and find the best solution for her. When Jim arrived at Martha's home, he took his time to properly document and assess the problem area, and used the opportunity to carefully explain how the solution will work.
When Foreman David "DJ" Syrup arrived at the house, he was both cautious and confident. Seeing that the slab was not cracking and had simply fallen straight down, he knew that this slab can come up beautifully, however, due to the amount that it has fallen, he knew that he needed to be conscientious about how fast he injects. And just like the turtle versus the hare, DJ was able to slowly and surely lift this slab perfectly to match the surrounding areas. Once the sunken section had lifted up, DJ then drilled holes into the surrounding area. After drilling the first hole, however, DJ discovered that there was a significant void under the concrete and that it was good that they were injecting to stabilize and protect from future sinking.
Martha appreciated the work done by Foundation Repair of CA. Jim was timely and thorough and DJ was an expertly careful craftsman, and thanks to the two of them, Martha and her children can play in the pool with no worries of scraped knees.
This home was the literal definition of "Fixer-Upper." As you can see in the first few photos, the underfloor looked like it was constructed by a company that took "Bring your kid to work day" a little too seriously.
The problem with the floor system was corrected with our installation of the SmartJack Adjustable Steel Post System. With the floor stability taken care of, the new homeowner could focus on the next steps needed to bring the home back to life.
A crack as small as this one can hinder you from selling your home. For this home in Manteca, we had a quick fix for it. We injected the crack with epoxy to fill and seal it, and then we further sealed and strengthened it with a Carbon Armor Patch which you can imagine is like a permanent bandage for foundations. Now the home can be sold and the homeowner can move on with their life.
Most piering jobs are done from the exterior of the home, but occasionally the work will need to occur on the interior. In the case of this home, they had built a slab-on-grade addition to the rear of the home, but the foundation of the original part of the home that was connected to the addition was experiencing foundation settlement. So, our crew had to cut through the concrete of the addition to install 3 push piers to stabilize the original foundation. After they lifted that section of the foundation about an inch, the piers were backfilled with new concrete and the homeowner peace of mind was restored.
The homeowner had recently moved his mother in with him so she could live out her golden years with some help and the same amount of love and care she had given her son when he was growing up. The room that his mother was sleeping in was going to need to be fixed because his mother was having trouble moving around the room because of the uneven floors, she also wasn't able to shut her door properly. The home was only experiencing settlement beneath her room. One challenge we had was that part of the foundation beneath her room was adjacent to the back wall of the garage. As you can see in the photos, our crew had to cut through the concrete slab of the garage in order to install our push piers beneath that portion of the foundation. After we lifted the foundation and stabilized it, the holes we had cut in the concrete were backfilled and new concrete was poured.
The homeowners had called us out because they wanted to make sure their home was prepared for their soon-to-be-born son. They noted that some of their doors were sticking and hard to open, as well as areas of the floor feelings uneven. Upon our initial inspection, we discovered that the area of concern was close to an inch lower than the rest of the home. Our solution was to install our SmartJack Adjustable Steel Post system to supplement the existing floor jacks. We were able to lift, level, and stabilize the floor. Now the family can start their new journey with doors that open and close properly and floors that walk properly.
Mrs. M knew that there was something wrong with her foundation. Every time she walked into her basement, the huge cracks stared her straight in the face as if they were saying "Help Me!" She knew that this was a problem that was not going to fix itself, and was only going to get worse if she didn't do something about it. She did her research and found us through the internet.
Our Structural Consultant visited the home, inspected the situation, and recommended a few solutions to Mrs. M.
Mrs. M decided to go with the solution where the parts of her foundation that were severely damaged were completely replaced with new concrete. For other areas that had signs of cracking but weren't severe enough to require replacement, we injected epoxy and then installed our Carbon Armor Patch, which is just like a stitch that seals and heals a wound.
Portions of Mrs. P's floor had sunk close to 2 inches. This was caused by the weakened soils beneath her home which were loosened by moisture that snuck its way into the crawlspace during the rainy season.
Our solution included installing 10 SmartJack Adjustable Steel Posts near 10 of the existing wooden support posts to lift and stabilize the floor. And for prevention and protection of the crawlspace in the future, we installed a 20 mil. thick "CleanSpace" Vapor Barrier to cover the crawlspace floor, the footings of the wooden posts and SmartJacks, as well as the foundation walls.
The "CleanSpace" Vapor Barrier is great for reducing moisture and humidity for crawlspaces and basements. It also helps seal out cold drafts during winter.
A lot has changed since the 1970's. That decade is often memorialized as being one filled with paranoia. This home was built in 1978, and while our culture above the ground has significantly changed since then, the soil below Mr. C's home also went through a major change.
The crawlspace suffers in silence until it's own problems begin to be problems for the rest of the house. Mr. C began to notice these problems when the walls of his home began to separate from the ceiling. "That can't be good," he said to himself years ago. He figured that he could put off repairing it until it was absolutely necessary, likening the situation to driving with a cracked windshield that you can still see through.
But the time finally came when he wanted to remodel his home. Remodeling your home before fixing your floor and foundation issues is a recipe for disaster. Mr. C called us to his home to do a thorough inspection of his home, including the crawlspace for which our Structural Consultant, Jesse Marquez, got on his belly to do. When the time came to do the work, our crew installed 16 SmartJack Adjustable Steel Posts to lift and stabilize Mr. C's home back to the way it used to be. Now Mr. C can begin the work of remodeling his home with the assurance that his floor won't be in the way.
Ms. R was worried that her sinking, cracking concrete patio was going to cause problems for the rest of her home. She was afraid that water would flow to areas of her property that would eventually cause bigger problems down the road. To help her, our crew injected PolyLEVEL Foam beneath the patio near the foundation to lift it to it's original position, and then sealed the cracks with NexusPro Sealant to keep water from finding its way beneath it.
Having come to an agreement to sell his home, Mr. C promised the buyer that he would repair the foundation before the deal was closed. The problems caused by the uneven, settling foundation included doors that were sticking and cracks in the drywall from the walls to the ceiling. We know the causes of these problems and we know how to fix them.
The foundation was sinking away at the front and East sides of the home. Our solution was to install 14 push piers to lift and stabilize the home at those areas. Over a period of 3 days, our crew installed all 14 piers, with each pier being hydraulically pressed into the Earth until it reached bedrock to give the foundation a stronger ground to stand on.
We often get called out for projects like these where there is both someone trying to sell a house, and (obviously) someone trying to buy the same house. We enjoy helping as many people as possible, so having an opportunity to help both the buyer and the seller in this situation makes us feel great. A happy home has a strong foundation.
Our Concrete Repair Specialist, Manny visited Mr. F at his home in Manteca to inspect some unlevel concrete slabs that he was worried about.
Manny walked with Mr. F around his property, observing several cracked concrete slabs. Manny took measurements of the length of each crack and then he laid down his level to find the disparities between both sides of each crack. Manny determined that portions of Mr. F's slabs were experiencing differential settlement that was more than likely caused by the soil beneath the slabs being washed away by weather elements or also the possibility that the company that installed the slabs didn't compact it well, etc.
This home built in 1956 was recently sold. The new homeowners did receive information from the previous homeowners that the floor wasn't quite as level as it once was. Doors wouldn't open properly and the tile in their kitchen was cracked and cracking.
To fix this problem, we removed 9 of the existing wooden crawl space support posts and replaced them with our "SmartJack" Adjustable Steel Posts.

Project Overview: A homeowner in Tracy, CA, reached out to Foundation Repair of CA due to concerns about visible settlement issues affecting their home’s foundation. The homeowner noticed cracking in their stem walls and interior walls, indicative of shifting soil and foundation settlement. Understanding the potential structural risks, they sought a permanent solution to stabilize their home and prevent further damage.
Challenges:
Solution Provided by Foundation Repair of CA:
Push Pier Installation (Galvanized, Low-Profile Brackets): To address the foundation settlement, Foundation Repair of CA installed Push Piers with low-profile brackets designed specifically for homes situated on flat land. This solution involved:
Concrete Removal for Pier Installation: As part of the pier installation process, sections of concrete were removed at each pier location. Foundation Repair of CA carefully removed approximately 3’ x 3’ sections of concrete to ensure sufficient access for the pier installation. The removed concrete was hauled away and disposed of, leaving a clean workspace for the next phase of repairs.
Angle Iron Installation for Additional Support: Based on the engineer’s recommendation, additional angle iron (6"x6"x5/16") was installed at the footing of the foundation in specific locations to provide extra reinforcement at the pier bracket locations. This crucial step ensured enhanced support and stability where it was most needed, further protecting the home from future settlement issues.
Results: The installation of the Push Piers successfully stabilized the foundation, halting further settlement. The cracks in the stem walls and interior walls were effectively addressed, and the homeowner was reassured that their home was once again secure. The homeowner’s peace of mind was further solidified with the recommendation of ongoing annual service through the Care Club Membership to maintain the integrity of the foundation system.
Conclusion: Foundation Repair of CA provided a tailored and permanent solution to the homeowner’s settlement issues in Tracy, CA. With the expert installation of galvanized Push Piers, angle iron reinforcements, and professional concrete removal, the home's foundation was restored to stability, ensuring a safe and secure living environment for years to come.
Project Overview
A homeowner in Tracy, CA, was facing sinking and cracking in their driveway, causing concern about potential long-term structural damage and aesthetic issues. The uneven driveway surface was not only unsightly but also a safety hazard. Foundation Repair of CA was called to assess the situation and provide a long-lasting solution.
Challenges
The primary issues were the sinking of the concrete slab and noticeable cracks that had developed over time. The homeowner needed a reliable and efficient fix to stabilize the driveway, lift the sunken areas, and prevent further cracking or damage.
Solution
After a thorough assessment, Foundation Repair of CA implemented a comprehensive repair plan that included the following:
PolyLevel (Foam Injection)
To address the sinking concrete, PolyLevel foam injection was chosen as the ideal solution. The installation process involved drilling small port holes in a grid pattern across the affected areas of the driveway. Through these holes, a high-density polyurethane foam was injected underneath the concrete. The foam expanded, lifting the concrete back to its original level, effectively stabilizing the driveway and preventing future sinking. All surface holes were filled after the injection process to ensure a seamless finish.
NexusPro (Joint Sealant)
To repair the cracks and protect the joints between concrete slabs, NexusPro joint sealant was applied. The process involved cleaning the joint gaps, and injecting a silicone-based sealant. This flexible sealant was then smoothed and finished with a light sand coating, ensuring a durable, watertight seal that would help prevent further cracking.
SealantPro (Concrete Sealant)
Finally, the driveway was treated with SealantPro to provide an extra layer of protection. The team power washed the surface to remove dirt and debris, then sprayed the SealantPro solution over the entire driveway. This coating penetrated the concrete, creating a protective barrier against water, oil, and other contaminants. Though the power washing did not guarantee the removal of all existing stains, the treatment significantly improved the driveway's appearance and longevity.
Results
The PolyLevel injection successfully lifted the sinking concrete, restoring the driveway to its original level. The NexusPro joint sealant ensured that all cracks were sealed, protecting the concrete from further damage. SealantPro provided a protective finish that would keep the driveway in good condition for years to come. The homeowner was pleased with the quick, effective repair, and the restored driveway now offers both safety and aesthetic appeal.
Conclusion
Foundation Repair of CA delivered a comprehensive and permanent solution to the homeowner’s sinking and cracking driveway. The combination of PolyLevel foam injection, NexusPro joint sealant, and SealantPro concrete sealant ensured a durable repair, providing peace of mind to the homeowner. This project exemplifies Foundation Repair of CA's commitment to delivering high-quality, long-lasting results.
