PolyLevel® is sometimes mistakenly referred to as slab jacking. This concrete leveling product is a two-part foam engineered to expand immediately upon injection beneath a settled slab. Injection holes are much smaller than those required for mud jacking. In action, PolyLevel® expands to many times its original volume, forcing the sunken concrete back to its original level. Within a matter of minutes, the expanded polymer hardens and reaches 90% or more of its final strength. This makes it possible for the restored surface to regain full functionality right away.

This job was an interesting one. This was a home that was built on an oddly shaped hill. The foundation was the victim of long-term moisture abuse. It was a challenge to figure out how to divert rainfall from sneaking beneath the walls into the foundation. Our custom solution was to construct a concrete ramp at the bottom of the building that would divert water away from the home.

After purchasing this house, the homeowner became aware that in the 100 years that the home had been in existence, the Foundation and Floor Support systems had not been updated since.
Upon inspection, it was clear that the home needed to be revamped.
Our crew replaced the entire foundation and installed our SmartJack Adjustable Steel Post system to help the existing floor support system.
This home was experiencing sagging floors. As you can see, the wooden posts that were installed at the time the home was built were not working as well as they used to. With the installation of our SmartJack Adjustable Steel Post System, we were able to give the home more support and bring the floors back to level.
This home was suffering from a differential settlement. The staircase that led to the front door was sinking which was putting stress on the wall that connected to the garage. Our solution was to install push piers beneath the staircase in order to lift it back to level and stabilize it so it would no longer cause stress on the foundation overall.
We were called out to repair this walkway because the homeowner was sick and tired of stubbing his toe. The walkway was previously constructed in the 1950's and was in need of an update, it was cracking, uneven, and had an odd toe fetish. Our concrete crew came to the scene, jackhammered the old, failing concrete, and then replaced it.
This home was experiencing uneven floors. The wooden posts that were installed during the construction of the home were no longer doing their job. The home had shifted over time due to the expansive soils beneath it, the wooden posts couldn't handle the shift so they began to slide off of the footing beneath them. With the installation of our SmartJack Adjustable Steel Post Systesm to supplement the existing floor support system, we were able to bring the floors back to level and give the homeowner peace of mind.
E. wanted to remodel her home to create a more livable space, but first she needed to make sure that the foundation of her home was in good condition. An inspection determined that the foundation and floor system of her home were unleveled, showing signs of settlement, which is quite often the case with older homes within the South San Francisco and greater Bay Area. If she wanted the remodel to happen, the settlement would need to be dealt with first. If she had decided to just let it be, to let the settlement continue, whatever work she would have done for the remodel would eventually have issues too. Our crew installed Push Piers beneath the foundation to lift and stabilize the home from further settlement. The piers were hydraulically pressed vertically into the earth until they reached a stronger stratum far beneath the surface. They used the strata to lift and then transfer the load of the home to it.
Now that the settlement issue is dealt with, E. can securely begin remodeling her home the way she sees fit.
Mrs. M was worried about her uneven floors and the cracks that were forming on her walls. She called us out to do an inspection and to provide a possible solution. We discovered that her floor was indeed uneven. The worst areas had sunk close to an inch below the rest of the floor. Built in 1948, the cause was more than likely to be that the soil beneath her home had shifted over time, causing the floor supports beneath her home to fall out of alignment; her home was literally letting her down.
Our solution was to install our SmartJack Adjustable Steel Post System to aid the existing floor support system. The existing wood posts and concrete footings were okay enough to leave there so what we did was we installed 9 SmartJack Posts near the weakened posts. We then adjusted the new SmartJacks to lift the floor. The great thing about the SmartJack is that it is adjustable. The soils beneath Mrs. M's home may continue to shift, but the SmartJack is engineered to be adjusted to counter the shift.
Now, with the root of Mrs. M's floor problems discovered and solved, she can walk through her home with peace of mind.
Mr. S was fed up with being startled in the middle of the night by his creaking floors. "It sounds like somebody is walking through the house at night so it kinda freaks me out." And no, we're not talking about ghosts here, we're talking about a floor system that had become the victim to shifting soils below, which is a little "ghostly" now that I think about it. Portions of the floor had sunk close to 2 inches below the rest of the home.
Our solution was to install our SmartJack Adjustable Steel Posts near the existing posts in order to aid them in lifting and stabilizing the floor as close to level as we could. Now, I'm not saying we're the Ghostbusters, but Mr. S has told us that his floors no longer creak and that he sleeps better since we installed our SmartJack Adjustable Steel Posts.
The M family wanted to look into options for keeping their crawlspace dry. Mrs. M's allergies have a hair-trigger and her crawlspace was known to flood during the rainy season. What do those two things have in common? When water is allowed to enter the crawlspace and sit, mold and other nasty things have the perfect place to grow. The air from the crawlspace travels upward, meaning that the allergens that grow beneath the home will travel into the living area--will travel into your lungs.
Our solution was to install our SmartSump Sump Pump within the dirt of the crawlspace to collect storm water with drain pipe that discharges the water into the exterior of the home. We then installed our CleanSpace liner, which acts like both a raincoat for the crawlspace and a funnel to lead water into the SmartSump. And then to top if off, we installed our Sedona Dehumidifier to keep the air within the crawlspace dry, to make sure that the air that the M family breathe in from the crawlspace doesn't contain wet, untreated air.
Mr. W was worried that the problems his foundation had would only get worse if he kept putting off fixing it. He contacted us to perform an inspection and give him a quote. Our Structural Consultant, Brett, did a thorough inspection of the entire foundation, including the crawlspace. Brett discovered that the backside of the home was experiencing foundation settlement; the concrete stemwall in that area had visible signs of cracking.

To fix Mr. W's foundation issues, our crew installed 9 Push Piers and 5 Concentric Piers to lift and stabilize the foundation. Once the foundation was lifted and stabilized, they installed 13 SmartJacks within the crawlspace to lift and stabilize the floor.
Now that Mr. W's foundation issues are taken care of, he can wipe that worry from his mind.
Mr. M was concerned about standing water in his crawlspace. Whenever it rained, his crawlspace would flood, but the water would never drain properly. Knowing that standing water could cause problems such as mold, rot, and weakening of the floor framing and foundation, Mr. M called us out to come up with a solution.
To protect the floor framing and the foundation, we installed a 20 mil. vapor barrier known as the "CleanSpace Liner." The CleanSpace Liner covered the concrete foundation and the concrete footings of the floor framing like a raincoat. We also installed a "SmartSump" sump pump to collect water and divert it back to where it belonged, outside.
Now Mr. M can rest assured that the standing water he used to deal with will now loiter elsewhere.
"Worry, worry, worry."
Mrs. V was so worried when she discovered a crack in her foundation. She's the type of person who drops everything the minute a problem arises to fix it, but this was something that she didn't know how to fix so it was driving her crazy. Wanting to remodel her bathroom, she knew that she needed to make sure that her foundation was in well-enough shape before doing so.
She found us through an internet search, called and scheduled an appointment for a free evaluation of her property. Our Structural Consultant, Brett Cesarin, performed the evaluation and determined that the foundation was uneven in some places (signs of differential settlement/sinking), and a 6 ft. section of the foundation needed to be replaced entirely because it was beyond repair.
When it came time to do the work after receiving the Building Permit from the City of San Mateo, our crew, lead by Foreman Ashael Gonzales, installed 7 push piers at the front-left of the home to lift and stabilize. They also removed and replaced the 6 ft. of failing foundation in the back of the home. Now, with the work finished, Mrs. V can stop worrying about the foundation issues of the past, and she can start thinking about what kind of wallpaper will line her remodeled bathroom of the future.

In the case of this home in Foster City, the owner had a 10-year plan to stay and then sell when he retired. He wanted to make sure that he was prepared when the time came to sell the home, rather than put himself in a state of panic in the future. He called us to perform a foundation inspection. Our Structural Consultant, Jon Burk, noted rusted rebar protruding from the stem wall of the foundation at the garage, more than likely caused by oxidization from moisture finding it's way through the concrete, a symptom of many homes that were built so close to the ocean. It was determined that the best solution for repair was to entirely replace the right-side foundation of the garage.
The total amount of foundation that was removed and replaced was 20 feet. Now the homeowner can rest assured that his garage is in good shape, and that there is one less thing he has to worry about when it's time for his next adventure.
Mr. C was worried about the resell value of his home. Built in 1961 on a hillside in Portola Valley, enough time had passed to allow the weak soils beneath the home to shift, bringing a portion of the foundation with it. Mr. C wanted to make sure that the foundation was in good shape before building a new deck.
It was a good thing that Mr. C came to us when he did. During our initial foundation inspection, our Structural Consultant, Brett, took elevations of the floor of the single-story home. He discovered that at it's lowest point, the foundation was uneven by about 4 inches at the rear-left corner.
To repair the foundation, we installed a total of 14 Helical Piers, each encased in a 3 foot by 1.5 foot centered on the pier tube directly beneath the pier bracket. After we lifted and stabilized the foundation, we removed 3 of the existing wooden supports posts from the crawl space and replaced them each with a new steel support post called a "SmartJack."

NexusPro (Joint Sealant):
To protect against further movement and damage, Foundation Repair of CA applied NexusPro joint sealant. Joints were thoroughly cleaned, and a backer rod was placed into the joint gaps where applicable. The silicone-based NexusPro was then injected, smoothed, and finished with sand to create a flexible and weather-resistant seal. This prevented water infiltration, which could lead to additional settling or erosion.
NexusPro (Crack Repair):
Cracks on the patio surface were addressed with NexusPro Crack Repair. Technicians ground out the cracks to remove debris and prepared the surface for the injection of the crack repair sealant. After injection, the sealant was smoothed and sanded, providing a clean finish and protecting the patio from further cracking or movement.
Concrete Protection System (2-Part):
As part of the final step, PolyLevel foam was again injected where necessary to fill any remaining voids beneath the concrete. The NexusPro joint and crack sealant were applied, further protecting the repaired patio. This two-part system ensured the patio would be stable and durable, helping to prevent future sinking or cracking.
Results: The homeowner's concrete patio was fully stabilized and restored. The PolyLevel foam injection successfully lifted the sinking sections, while NexusPro joint and crack sealants provided long-lasting protection against further damage.
